Improve Your Conservatory Without Rebuilding It
Amber installs replacement conservatory roofs in Norwich and across Norfolk. If your conservatory is uncomfortable, noisy or tired-looking but the base, dwarf walls and frames are sound, a new roof can change how the room looks, sounds and feels without rebuilding the whole conservatory.
We replace polycarbonate and older glass roofs with insulated tiled roofs, new glass roofs or hybrid roofs that combine tiles with glazed panels or rooflights. Where the existing windows and doors are failing, they can be replaced at the same time. All Amber roofs come with our 20-Year Product Guarantee.
Amber assesses your existing conservatory, designs the new roof around its structure, coordinates the Building Regulations route where it applies, fits the roof with any associated glazing and finishing, and provides aftercare, all through one team. If the structure is not suitable for a new roof, we will tell you and talk through the alternatives.

Why Replace Your Conservatory Roof?
Many conservatories around Norwich were built with polycarbonate or older glass roofs. When homeowners first talk to us, they often describe the same problems:
- Hard to use comfortably through the year: the room is difficult to keep comfortable across the seasons, so it is used less than it could be
- Glare: bright sun makes it hard to sit, read, work or watch TV
- Rain noise: heavy rain on a polycarbonate roof can be loud
- Leaks and wear: ageing seals, discoloured panels and tired roof trims
- A dated look: the roof no longer suits the house or the way you live
Replacing the roof can deal with these problems while keeping the base, walls and, where they are sound, the frames you already have. It is often a more practical step than rebuilding the whole conservatory.
Your Replacement Roof Options
There are three main ways to replace a conservatory roof. We talk through each option with you at survey, and you can see roof displays at our Norwich showroom before you decide.

Insulated Tiled Roof
A solid, insulated roof with a plastered ceiling inside, for a more room-like feel. Compared with an old polycarbonate roof it helps reduce glare and rain noise, and rooflights or glazed panels can be added to bring in daylight. See tiled and solid roofs.

Replacement Glass Roof
Keeps the daylight and open, airy feel of a conservatory, with modern glazing units and solar-control glazing options to help manage glare and heat from the sun. Suited to rooms where daylight is the priority. See glass roofs.

Hybrid Tiled & Glazed Roof
An insulated tiled roof with glazed panels or rooflights set into it, combining the room-like feel of a solid roof with daylight from above. Our Caister-on-Sea project uses two glazed panels in a charcoal tiled roof.
Lantern or flat roofs: on some lean-to or larger conservatories, a flat roof with a roof lantern can be an option where the structure and layout suit it. We will tell you at survey if it is relevant to your room.
Which Roof Is Right for Your Room?
There is no single right answer. We help you choose by looking at:
- How you use the room: a dining room, snug or home office often suits a tiled or hybrid roof, while a garden room may suit glass
- Which way it faces: how much direct sun the room gets through the day
- Daylight: how much light the conservatory and the rooms behind it need
- Glare and rain noise: how much these affect the way you use the room now
- The existing structure: whether the base, dwarf walls and frames can carry the roof you want
- The look of the house: how the new roof will sit alongside the main roof and brickwork

Survey, Structure & Building Regulations
Before we recommend a new roof, we look at what it will sit on. At survey we check the base, dwarf walls and frames, and whether they can carry the new roof. A tiled roof system can place different loads on the existing conservatory than the original polycarbonate or glass roof, so we assess the base, walls and frames before recommending a replacement. On some projects the frames need reinforcing or replacing, and larger spans may need input from a structural engineer, as on our Caister-on-Sea project.
Whether Building Regulations approval is required depends on the type of roof replacement and the existing conservatory. Where approval is required, Amber establishes the appropriate route and coordinates the relevant Building Control inspections.
Listed buildings and homes in conservation areas may need additional consent, and changing the design or materials of the roof can affect the route. We explain what applies to your conservatory at design stage.
Read the government guidance on Building Regulations approval, the Planning Portal guidance on conservatories and our planning permission guide.
Independent Building Control Checks
Where Building Regulations approval is required, the appointed Building Control body may inspect relevant stages of the work. This provides independent oversight of structural, insulation and other compliance matters before completion certification is issued where applicable.
Insulation, Glazing, Ventilation & Daylight
A new roof changes how the room feels, but it works alongside the rest of the conservatory. When we design your replacement roof, we look at:
- Insulation: an insulated tiled roof construction, with a plastered ceiling inside where included
- Glazing: energy-efficient units in glass roofs and glazed panels, with solar-control options where applicable
- Daylight: glazed panels or rooflights sized to suit the room and the rooms behind it
- Ventilation: opening windows, vents and doors
- Frames and walls: the condition of the existing frames, glazing and dwarf walls
- Heating: how the room is heated, often as part of the house
- Orientation and use: which way the room faces and how you plan to use it
Looking at these together helps make the room comfortable to use through more of the year.

How Much Does a Replacement Conservatory Roof Cost in Norwich?
Glass roof and frame upgrade, Dereham NR20
£18,745 inc VAT
Sold October 2024. The existing polycarbonate roof was replaced with a glass roof with aluminium support panels, plus new white uPVC windows and French doors. The existing base and dwarf walls were retained. Skirting, electrics, structural and SAP calculations and Building Control were included.
Wider conversion with tiled roof, Caister-on-Sea NR30
£37,950 inc VAT

Each price reflects that project’s size and scope. Every replacement roof is individually priced after a home visit and survey: the size and shape of the conservatory, the roof type, any frame replacement, structural work and the internal finish all affect the cost.

Replacement Conservatory Roofs in Norwich: Your Questions Answered
Can I replace my conservatory roof without rebuilding the whole conservatory?
Often, yes. If the existing base, dwarf walls and frames are in sound condition and can carry the new roof, we can replace the roof on its own, or the roof together with the windows and doors. We check this at survey before recommending anything. If the structure is not suitable, rebuilding the room or replacing it with an extension, often requiring new foundations, may be the better long-term option.
Do replacement conservatory roofs in Norwich need Building Regulations approval?
Whether Building Regulations approval is required depends on the type of roof replacement and the existing conservatory. Where approval is required, Amber establishes the appropriate route and coordinates the relevant Building Control inspections. We explain what applies to your conservatory at survey. You can also read the government guidance on Building Regulations approval.
Do I need planning permission to replace my conservatory roof?
It depends on the property and the roof you choose. Changing the design or materials of the roof, and homes that are listed or in a conservation area, can affect whether consent is needed. We check this as part of the design, and the Planning Portal has general guidance on conservatories.
Should I choose a tiled roof or a glass roof?
It depends on how you use the room. An insulated tiled roof gives a more room-like feel and helps reduce glare and rain noise. A glass roof keeps the daylight and open feel of a conservatory, with solar-control glazing options. A hybrid roof combines tiles with glazed panels or rooflights. We talk through the options at survey, and you can see them at our Norwich showroom.
Will a tiled roof make my conservatory darker?
A tiled roof lets in less light from above than a glass roof, so we look at how much daylight the room and the rooms behind it need. Glazed panels or rooflights can be built into a tiled roof to bring light in, as on our Caister-on-Sea project, which has two glazed panels in an insulated tiled roof.
Will a new roof make my conservatory comfortable all year?
A replacement roof can make the room more comfortable to use through more of the year. How the room feels also depends on the frames, glazing, ventilation, heating, which way it faces and how you use it, so we look at all of these together rather than promising a set temperature.
Do I need to replace the windows and doors as well?
Not always. We check the condition of the existing frames and whether they can carry the new roof. If they are in good order, the roof can often be replaced on its own. If they are old, failing or unable to take the extra weight, replacing them at the same time may make sense. Our Dereham project included new white uPVC windows and French doors.
How much does a replacement conservatory roof cost in Norwich?
Every replacement roof is priced individually after a survey. As a guide, a glass roof and frame upgrade on an existing conservatory in Dereham NR20 was £18,745 inc VAT, sold in October 2024. The cost depends on the size and shape of the conservatory, the roof type, whether the frames are replaced, any structural work and the internal finish.
How long does a conservatory roof replacement take?
It depends on the size of the conservatory, the roof type and how much other work is included. On our Dereham project, the work on site took around four days. Projects that include brickwork or internal changes take longer. We talk through timings for your project at survey.
